We carry out regular property inspections, take on agreed maintenance tasks and report visible damage or faults to the responsible contacts. Which tasks are performed at which intervals is agreed together – creating clear responsibilities and ensuring that minor issues are spotted early.
On site we also coordinate tradespeople and service providers: arranged access, accompanied appointments, documented findings. We handle minor maintenance work within the permissible scope; work requiring a specialist contractor is referred on and, if desired, organisationally supported by us. Combined with cleaning, grounds maintenance and winter services, you receive care for interior and exterior areas from a single source.

How often does the caretaker visit the property?
We agree this together – from a weekly property inspection to daily rounds in heavily used buildings. Intervals and tasks are recorded in a service specification that can be adjusted when needed.
What happens if the caretaker finds damage?
Visible defects and faults are reported promptly to the property manager or the agreed contact – documented with location, time and finding. Minor maintenance work is done directly; for work that requires a specialist contractor we coordinate access and appointments on request.
Do you also look after residential complexes for property managers?
Yes. Alongside commercial properties and office buildings we look after residential complexes and public-sector properties – in the Rhein-Sieg district, Cologne and Bonn as well as in Berlin. Property managers with several buildings get uniform processes and a fixed contact person.
